Project Overview – 80 sq. ft. living room addition with a full interior and exterior update.
The homeowners wanted their golf course view to feel like part of everyday living. Their existing kitchen blocked sightlines, disrupted flow, and made it hard to enjoy the indoors or outdoors. Their goal was to create an open, inviting space where cooking, gathering, and relaxing could happen seamlessly—whether inside or on the patio.
One of the first challenges was ensuring the vaulted truss system was properly supported as we extended the living space to the new covered patio. Several meetings with the structural engineer confirmed the trusses were fully bearing on the exterior wall and that the open flow remained intact. Tying the new patio rooflines into the existing structure and addressing unexpected framing conditions required pouring a new pier pad and transferring the load with a new header. During construction, delays with a new exterior door and a hidden load-bearing point required adjustments. We ran the flooring into a temporary wall, insulated it, and later trimmed it for a precise fit. For the hidden wall, we poured a reinforced footing and installed a new beam, preserving safety and the intended layout.
The remodel transformed how the home connects to its surroundings. The kitchen—once cramped and blocking the view—is now an open focal point flowing to the new covered patio. Finished with warm tongue-and-groove wood and aligned with the interior, the patio creates a seamless indoor-outdoor experience with uninterrupted views of the golf course, making the space functional and inviting year-round.
